First, the seat determines the competent enterprise court. The capital has two of them: one French-speaking, one Dutch-speaking. Moreover, a Brussels address lets you draft the articles of association in French or in Dutch. Outside the Brussels-Capital Region, the language of the region applies.
Finally, the Brussels-Capital Region counts nineteen municipalities. Their local taxes sometimes differ, for example on offices or signs. So check the exact municipality before you sign.

Options come on top: daily scans, phone answering, meeting rooms by the hour. For example, a holding company with no client meetings only needs mail handling. An agency that meets clients every month is better off with meeting rooms included.
So compare the yearly cost of a Brussels address rather than the monthly price on the website.

Some banks ask more questions when a single building hosts a very large number of companies. Prefer a centre that is open about its services and terms.
Also ask for a sample contract and read the clause on price reviews. Yearly indexation is normal, but a one-sided price rise without a right to cancel is not. Finally, note how fast the centre reports registered letters, because some deadlines may start running early.
The capital or another city?
A Brussels address does not bring the same benefit to every business. A firm whose clients sit in Antwerp or Liège often does better with a seat near them. A seat in Flanders, however, requires articles of association in Dutch.
